The 28th Street Apartments incorporates a historic YMCA building designed by renowned African American architect Paul Revere Williams as the base for new housing. The project includes supportive social services for tenants and approximately 8,000 square feet of ground floor space for the Coalition for Responsible Community Development (CRCD), Kedren and other neighborhood services. The building is listed on local, state, and federal historic registers and the rehabilitation scope conforms to Federal standards. Holos worked closely with Koning Eizenberg Architecture (KEA), the Historic Resources Group and Alpha Construction to design a sensitive re-use of the historic YMCA building.
The second through fourth floors of the existing building were rehabbed to provide 24 studio units, complete with kitchenettes and bathrooms. An addition was made to the rear of the existing building to provide the remaining 25 studio units. Finally, the project incorporates Leadership in Energy and Environmental Design (LEED) Gold building standards.
The 28th St. Apartments is located near several amenities, including schools, groceries and museums.
Nearby groceries include Superior Grocers, Numero Uno Market, and CVS. Thomas Jefferson High School and Santee Education Complex are both near the site, as well as a couple of charter schools nearby. With the San Pedro St. Blue Line Station just under a mile from the site, tenants can access USC, LA Trade Tech, Exposition Park, California Science Center, National History Museum, and the California African American History Museum all through the metro.
